UVU and University Parkway turnover
Rentals and owner-occupied homes near Utah Valley University turn over on the UVU calendar. A scope gives the buyer a camera record of the lateral before the inspection deadline, separate from the general home inspection.
Northeast bench at the canyon mouth
Cascade, Orchard, and Canyon View sit in northeast Orem, at the mouth of Provo Canyon. Many of those subdivisions were built from the 1970s on. Grade between the bench and the valley is a reason to camera the line before you rely on a clear yard.
Older houses on the valley side
Sharon, Hillcrest, and Geneva Heights include some of Orem's earliest houses, including streets built while Geneva Steel was operating. The age of the house is a reason to scope. It is not, by itself, a defect.
